  • Full Interior & Exterior Inspection: Evaluating roof lines, gutters, grading, siding, windows, bathrooms, kitchens, crawlspaces, basements, attics, and HVAC systems for any signs of water intrusion or structural moisture retention.

  • Moisture Mapping: Using moisture meters, hygrometers, temperature analysis, and infrared thermal imaging to detect hidden leaks, cold spots, condensation risks, and materials that may be harboring moisture.

  • Humidity & Ventilation Analysis: Measuring indoor humidity trends, airflow patterns, exhaust fan performance, and ventilation adequacy throughout the home.

  • Targeted Mold Sampling (as needed): Air sampling, surface swabs, tape lifts, or ERMI/HERTSMI recommendations when testing is appropriate—and only when it will provide meaningful insights.

  • Building Envelope Review: Examining vapor barriers, insulation strategies, foundation conditions, and design details that may contribute to moisture buildup over time.
